How this calculation works
We use the monthly amortising loan formula on your chosen balance plus any financed initiation fee. Service fees and insurance stay outside principal. Extra payments reduce principal sooner. Interest rounds to cents each month and the final payment settles the remaining amount.
A worked example
At 0%, R1 200 000 repaid over 240 months needs R5 000 a month before fees. Adding R1 000 a month clears the balance in 200 months.
Assumptions & limitations
- Use the outstanding balance and remaining term when modelling an existing bond.
- The annual rate is nominal and constant with monthly periods; actual lenders may accrue daily interest.
- Rates, levies, maintenance, transfer costs and early-settlement charges are excluded. Insurance is a fixed monthly estimate, not a lender quote.
