THE WORKINGS

How this calculation works

Grow the target property price at your chosen annual appreciation rate, then add the deposit percentage and fixed transaction-cost budget. Solve the end-of-month savings annuity for the monthly amount needed after growth on existing savings.

A worked example

A R1 million home with a 10% deposit and R20 000 costs needs R120 000. Starting with R60 000 at 0% over 24 months needs R2 500 monthly.

Assumptions & limitations

  • The price growth and return are scenarios. Taxes, account fees and variable returns are excluded. Transaction costs remain at the entered rand amount; update them for your expected purchase date.
